The main goal when covering a flat roof is to create a barrier that will be impenetrable to water. This is why single-ply membrane roofing for flat roofs is a popular option for commercial, industrial and manufacturing facilities. Single-ply membranes are sheets of rubber and other synthetics that can be ballasted, chemically adhered, or mechanically fastened to insulation to create a barrier of protection between the building below and the atmosphere above.
There are two main types of single-ply membrane commercial roofing: Thermoplastic Polyolefin (TPO) and Ethylene Propylene Diene Monomer (EPDM). Both are excellent roofing products that are similarly priced. However, both TPO and EPDM have their own unique features. Let’s take a look at both.
TPO ROOFING SYSTEMS
TPO is a single-ply membrane roofing system that has been around since the early 1990s. Today, it’s one of the fastest growing commercial roofing systems on the market. TPO roofing systems are made up of a single layer of synthetics and reinforcing scrim that is used to cover flat roofs. Often referred to as ‘white roofs,’ TPO is typically manufactured white, though TPO is also available in other colors, including tan, gray, and specialty colors. A primary advantage of TPO roofs is that they reflect UV rays and heat from the building. As a result, TPO roofs can lower a facility’s cooling costs, saving money during the summer months.
TPO is delivered to the commercial property in rolls and is relatively easy to install. After insulation layers are installed and covered by a cover board, the TPO membrane is attached to the insulation board with a bonding adhesive or it is mechanically fastened. After the TPO is rolled out, Innovative Construction and Roofing craftsmen use a hot-air gun to melt down the membrane at the seams and fuse them together.
EPDM Roofing Systems
EPDM roofing is a singly-ply membrane system made from high-performance synthetic rubber. EPDM has been around since the 1960s and has a proven track record. EPDM membranes are available in three thicknesses: 45 Mil, 60 Mil and 90 Mil and two color choices: black or white. Black EPDM roofs retain heat which can be advantageous in the winter months. EPDM tolerates exposure to UV light and extreme temperatures. It is flexible and expands to accommodate building movements. Its heat absorption helps snow and ice melt faster.
Like TPO, EPDM is mechanically fastened or adhered to the cover board. After the membrane is rolled out on the flat roof, the seams are secured with a layer of seam tape or an additional adhesive.
